Finding Commercial Work: Seeking skilled trades and contractors

There are firms that hire start-up and established contractors and tradespeople.  These firms are where a contractor, subcontractor, or trades professional  may be able to pick up some extra commercial work during this bad economy.

There are two industries that are in need of qualified construction and trades professionals all around the country.  These industries are facilities management and construction inspection.  First, let’s explore facilities management companies.

Facilities management companies help larger corporations with multiple facility locations to maintain their facilities.  The Apple computer store at your local mall doesn’t search the Yellow Pages when their drain is backed-up.  The store manager contacts their facility management company (or FMC), who in turn dispatches a plumber/drain clearing company to handle the job.  These FMC’s sub-contract this work out to local professionals.  Both retail and office properties may need a number of different professionals including:  carpenters, handyman, locksmith, security alarms, HVAC, flooring, doors, glass, electricians, general contractors, exterminators, office cleaners, painters and plumbers.  Each FMC needs  to call on these service professionals when a need from their client arises.  Apple has over 250 US locations, that means that Apple’s FMC needs to have at least 250 handyman, HVAC, electricians, and plumbers near these locations to handle service calls.

What to do?  Contact each of these companies and inquire about becoming a service vendor.  They typically have an application to fill out that includes contact info, services provided, General Liability and Workers Comp Insurance if required.  Along with the geographic area you are willing to service.  You want to become an approved vendor so the next time Apple has a problem, you will get a call to come fix it.

The second group of companies are known as construction inspection or property inspection companies.  They are involved with mortgage lending for new construction and remodeling activities.  The mortgage lending industry uses companies to help verify progress made during new construction and remodeling activity for the loans they write.  These are sometimes called draw inspections.  The qualifications for becoming a draw inspection are typically knowledge of building and construction and possess a digital camera and computer.  These typically pay around $50 per draw inspection.

The purpose of the survey is to help me research a business model I am developing. This model is specific to remodelers, small home builders and residential general contractors. The survey is a first step in helping me prove (or not) my theory.

The next steps will include more in-depth surveys/interviews with remodelers and selecting a small number of remodelers to actually test the model in the field. Then final testing in the field will be with a larger group.

I am looking for favorable results at each stage to decide whether to continue or not to the next stage. My hope is that if the research and testing go well, I will publish the results and remodelers can decide if they want to adapt the model with their own business.

Contractors Can Accept Credit Cards Without Breaking the Bank!

Chuck Solomon, president of Remodel & Repair Solutions, in Raleigh-Durham, N.C., gives his customers the option to use credit cards but only via PayPal.com or Google Checkout. “I let the customer know that I add the 2.9% processing fee that I have to pay onto their bill for that convenience,” he says. “These are both very easy to set up and there is no monthly fee involved.”

Solomon points out that he only offers this as a convenience for the relatively few customers who ask to pay by credit card.

Background checking as a marketing tool

You are about to hire a great new staff person. They have a great resume, interviewed well, and seem to fit well with your team. Their list of references had great things to say about them. One thing your applicant probably forgot to mention to you was their felony conviction! Why take chances with your business and your businesses customers. Get everyone that works for you, employees, subcontractors and their staff background checked. It is a small cost, usually just $25 to $50 each depending upon how extensive you make it. This is a small expense to pay for piece of mind that you may want to make part of your hiring practices.

Several years ago, I owned and operated a Raleigh handyman business and a customer who had owned several area rental properties and hired me for several projects asked if she could conduct a background check on me.   I had no problem with it and was happy to comply.  Her  reasoning was that she wanted to be sure I checked out as I was going to be dealing with not only her and her  property but also her tenants and she wanted to protect everyone concerned.  Her attorney also was encouraging her to do this as a way of limiting risk with the properties that she owned.

Background checking can also be a marketing tool for your company. Wouldn’t customers see it as a benefit of hiring your company over the competition if they knew each person coming into their homes working on their repair or remodeling project was background checked? Even if you are a one-man company, you might want to do a background check on your-self. Just so you can show prospective customers a third-party reference to prove you are above-board.  Show off the fact that you passed a background check.  If you promote that fact, you make yourself more marketable to prospective customers.

Why Home Improvement & Remodeling Is A Great Industry To Be In!

There are some qualms and complaints out there from people within the residential home improvement industry (remodeling, building, specialty trades, handyman, restoration, anyone serving existing homes inclusive).  You have heard them–

…RRP is chasing away my customers to un-certified firms

…the new home builder in town is now doing remodeling hurting my remodel business

…homeowners are beating me up on price

…my pipeline of projects is drying up

…latest figures published in the news illustrating negative industry trends

…blah blah blah!

There are more but I hope to look at the glass as half-full rather than half-empty in this writing.  My goal is to paint a brighter picture and highlight why I think this a great industry to be a part of on so many levels.   I started off the list with 12 reasons in no particular order.  What do you think?  Please add your positive reasons by Leaving a Reply Below

Twelve reasons why home improvement  is a great industry to be in:

  1. Jobs in construction, building, remodeling, repair, service cannot be outsourced to other countries or performed by a robot or computer.  Much of our economy is based on ‘knowledge’ based jobs and those jobs can go outside the US.  However,  there will always be a need for those that are ‘skilled’ at doing home improvement jobs which can’t be outsourced.
  2. Of the 130 million housing units in the United States, 80 million are 30 years or older.  This is a large and growing market as the older the home the more likely it is need of repair and renovation.
  3. Partly because of the recession and high unemployment, many projects have been put on hold and there is a pent up demand for home improvements.  As the economy improves and homeowners feel more secure, they will be re-starting these projects.
  4. Home maintenance has been deferred as homeowners have had to re-prioritise spending.  Homes may require additional repair because of this.  Also, poorly built or poorly designed new home construction offers opportunities for repairs and upgrades.
  5. Aging baby boomer generation, many whom are/were DIYers, will be unable to do these home improvements themselves.  Huge opportunities for projects ranging from aging-in-place, ADA, and other general renovations.
  6. Homeowners want ‘Green’ improvements and upgrades that are both affordable and demonstrate results.  Things like caulking, weatherstripping, insulation while not as sexy as a solar hot-water heater, yield results at an affordable price point.
  7. There are many busy homeowners with two working adults that don’t want to spend whatever limited free-time they have on home maintenance and repair projects.  They want someone reliable to do this for them.
  8. This is a good time to invest in training.  Take the opportunity especially when things are slow to educate yourself.  Those with some trade skills already have higher aptitude for acquiring other trade skills.  Learning new trade skills makes one more valuable to their employer or their customers.
  9. Set your goal to be the ‘shining star’!  This industry is ridiculed for its ‘unprofessionalism’ both from within and outside…don’t be one of the ‘hacks’ or ‘Chuck’s in a truck’.  Separate yourself and be a professional.  This is a good time to ‘professionalize’ yourself.
  10. There are not many businesses out there where you can start as low-level laborer and work yourself up and own your own home improvement business.  Reach farther.  For those that take a more professional approach there is ample opportunity to make a decent living.
  11. There are not many jobs one can do where at the end of each day, you can see the results of your work.  This industry affords its members with a high sense of tangible accomplishment each and every day.
  12. The ups and downs cycles of our economy  seem to occur in a 10 year cycle.  Looking back at recent history. We had a recession in 1981, 1989, then again in 2001 after 9/11 and Dotcom bust. What happens after these economic down-turns?  The economy rebounds, and takes off again.  I believe it will happen again after this current recession.  We all live in a house, apartment, townhome or treehouse or some kind of structure that needs someone to maintain it and make improvements to it.

Despite some current problems, in my opinion I believe the future is bright for the home improvement industry.  Researchers at Harvard also have a positive outlook for remodeling.  Have any additions?  Reply below to make additions to this list.
